Mold & Indoor Air Testing
Get clearer information about the air in your home
When you’re concerned about your home’s air—especially with children at home—it helps to know what a test actually measures.Some low-cost DIY kits use an open dish and wait for particles to settle onto it. That may show what landed on the dish, but it does not pull a measured amount of air through a sample. The CDC’s environmental-sampling guidance says settle plates are not recommended for sampling airborne fungal spores because some spores can remain suspended, and this method cannot measure the volume of air sampled.Burke Inspections uses a Sporecyte air-sampling pump and collection cassette. The pump draws air through the cassette from the breathing zone during a timed sample. At Sporecyte’s recommended flow rate, a five-minute sample collects 75 liters of air.Sporecyte’s lab uses AI to identify and count mold spores and other airborne particles. Reports include images of what was found, and an analyst reviews the results. Indoor samples are compared with an outdoor sample to provide context.Why I offer this serviceI know what it’s like to be concerned about a home and not get clear answers. My family rented a property with visible mold on the walls and soft areas of drywall. I asked the property manager for paperwork from previous mold inspections and requested a new inspection, but neither was provided.I looked into DIY testing and contacted mold companies, but the options I found either didn’t answer my questions about the air or were too expensive. During that year, I completed mold inspection training through ICA and purchased Sporecyte equipment to use as a home inspector, then conducted tests myself. The testing found what the report identified as black mold.That experience shaped how I approach this work: I don’t sell mold cleanup. My role is to detect, describe, and direct. A moisture-focused inspection adds another layer of context by looking for visible conditions that may help explain the results.In my own testing and inspection of the rental I explained earlier, I didn’t rely on pump samples alone. I also took swabs and looked for moisture and possible water-entry conditions. I found moisture in walls, water entering at poorly sealed windows, and an opening below the home that allowed water intrusion from the crawlspace. A recently repaired bathroom area also stood out as a reason to look more closely.In the garage, I found a repaired section of drywall with a copper water line directly behind that area and black mold growing there. Considering that information alongside the samples and moisture findings gave me more useful details to consider when deciding what needed further attention.The samples tell you about the material collected. The inspection can help identify visible moisture clues and possible sources to investigate. Together, they can support better-informed next steps, while still being limited to the areas and conditions observed.What testing can—and can’t—tell youTesting can help identify and compare what was found in the samples collected. It does not diagnose a health condition or certify that a home is mold-free. The EPA notes that there are no federal limits for mold spores and that, in most cases, sampling is unnecessary when visible mold is already present.If you have health concerns, discuss them with a qualified health professional.
